Murray Robertson of EXIT Realty in Morris County, N.J., is using new technology to increase property exposure. Rather than use virtual tours, which he says are merely simple slideshows with music, Robertson blends professional-quality photos with a text-to-voice technology that provides descriptions of the property. He also includes local lifestyle information to attract out-of-area buyers and employs a tool to track viewers and capture leads, which enables customized marketing. In acknowledging the buyers’ market, he says it is important to have three or four buyers focused on a property to achieve a “decent” sales price.
